Debt consolidation

Debt consolidation often means taking up a loan to pay off another loan that has a much higher interest rates. So how does debt consolidation works in Malaysia ? Typically, you will be charged a 1.5% monthly interest rates if you have trouble repaying the minimum amount for a credit card. This would accumulate to a hefty 18% p.a interest rates.  When you hit this situation, you may want to consider converting this high interest debt into lower interest debt with fixed repayment.  This may be achievable by consolidating your credit card debt into a personal loan debt.

Pros of Debt Consolidation

As a rule of thumb, a personal loan interest rates may sit somewhere (EIR) between 13% to to 15% p.a.  Converting your credit card debt which has a maximum of 18% will save you on interest.  You will also be able to tremendously improve your financial situation as your large sum of outstanding debt is converted into a monthly fixed repayment.  A debtor will be able to free himself from outstanding minimum amount.

Some debt consolidation program or balance transfer program also offers very low interest rates for some period of time. This will also results in savings.  A debtor will often be able to merge a few of his different debts into a single debt after consolidation. This allows easier debt management

Cons of Debt Consolidation

Be very sure to check in details of the debt consolidation loans that you are taking up. Most of the time, a bank will publish a flat interest rates instead of effective interest rates.  This could mean the interest rate is much higher than actually advertise. Always read the product disclosure sheet for Effective Interest Rates (EIR) and the terms and conditions of the loan.

Regardless of what your reasons may be for taking a personal loan, there are certain benefits which you can actually gain let it be if it is going to be used to solve a short term problem or even for a business purpose whereby it brings you a lot of returns based on your investments. However, choosing a personal loan can be quite challenging as you might not know exactly what you need and how to go about obtaining it.

Worry no more as Bank Islam is ever ready to help you out when you are in need of cash and this you won’t have to worry about paying your loan back in a hurry as they give you a time period of up to 10 years. If you are reading this and if you are smiling already, then the Bank Islam Personal Financing-I Package is just what you are probably looking for. This personal loan here however is more suited for all those who are government servants, employees of selected private, public listed and its subsidiaries.

What Can You Get?

Just like everyone else around, the first you would ask yourself and the bank if how much money can you borrow and in most cases, the more they are willing to borrow, the happier the clients become. You will be more than happy to know that Bank Islam provides two options when it comes to their personal loan packages and that is you are able to borrow up to five times your fixed monthly gross salary or RM 200,000 with a maximum loan tenure of 10 years.

How Do You Start?

To apply for a loan at Bank Islam, you must be a Malaysian citizen. You should also be someone who is at least 18 years of minimum age in order to qualify. Bank Islam will also calculate all their applicants retirement age to see if they would exceed the loan tenure period by then. When applying for this loan, be sure that you are someone who already has a job. It doesn’t matter if you are self-employed or a full-time employee of a government sector, a selected public listed company or even any other prominent private limited companies which have been categorized under the package of companies that fall under Bank Islam’s list. Takaful protection is something which is compulsory under Bank Islam too.

There will be an amount of RM 50 which will be deducted upfront as your stamp duty fee which is compulsory for all based on the Stamp Act 1949 and this payment also includes an agency fee as well. You need not worry about paying anything else after this as there will not be any other hidden charges to be paid after this.

The benefit of taking a loan from Bank Islam is the fact that it gives you many options to choose how you would want your loan to be. You are given a choice to choose between a fixed interest rate and also a floating interest rate. The rates are as mentioned below.

Bank Islam’s Flat rate:

If you decide on a loan tenure of 1 year to 3 years with Bank Islam will-writing, Banca Takaful products subscription, or Bank Islam Card-I, then you will fixed interest rate of 3.25% per annum (0.27% per month) throughout the entire loan tenure.

If you decide on a loan tenure of 1 year to 3 years with Bank Islam on its own without the will-writing, Banca Takaful products subscription, or Bank Islam Card-I : Fixed interest rate of 3.50% per annum (0.29% per month) throughout the entire loan tenure.

If you decide on a loan tenure of 4 year to 10 years with Bank Islam on its own without the will-writing, Banca Takaful products subscription, or Bank Islam Card-I: Fixed interest rate of 4.99% per annum (0.42% per month) throughout the entire loan tenure.

Bank Islam’s Floating Rate:

The current Base Financing Rate (BFR) determined by Bank Negara Malaysia is 6.85% per annum as of 2nd January 2015.

If you decide for a loan tenure of 1 year to 3 years then you will have a floating interest rate of 6.85% (BFR) – 1.65% per annum (0.43% per month)

If you decide for a loan tenure of 4 year to 10 years then you will have a floating interest rate of 6.85% (BFR) – 0.35% per annum (0.54% per month)

Unlike some of the banks which we have in Malaysia, Bank Islam does actually take late payments by their clients seriously. Al those who are considered to be late paymasters will be charged an additional 1% on outstanding loan amount. While this might seem like an insignificant amount, this will actually increase the debt that you have as a whole towards Bank Islam. You will not have any early settlement penalties so if you think you are able to pay off this loan way earlier than what was initially agreed upon, then you can go right ahead and do so.

Planet of the Apes

I rarely make much post about movies unless it has a real impact on me. The first time I watch Planet of the Apes was when I was too young too remember anything. I think I’m possibly less than 5. I can still vaguely remember the part where the crazy earthlings were bald religious fanantics, the shattered statue of Liberty, and in the end the earth was blown up.

I do not know why these  images from the past memories will come back once a while. Those days, the science fiction were a litte errie and somehow you can remember it for the rest of your live. And movies from the 70s is really good.

Last week I decided to watch the latest released version of the Movie “Rise of the planet of the apes”  and I thought that it was awesome. Imho much better than the 2011 version.

The story started on how experiment by humans on Apes has turned them smart. Things got out of hand when some of these greedy humans wanted to exploit the experiment for profit and things got out of hands.

This movie reminds me on how greedy ignorance and greedy human can be. Risking things for profit. Which is happening today.  In the old version of Planet of the apes earth was completely detroyed by nuclear war.

Anyway, do not know or have not seen the old sequel version of the Planet of the Apes. Here are the list that you can find time to watch.

Beneath the Planet of the Apes (1970)

Escape from the Planet of the Apes (1971)

Conquest of the Planet of the Apes (1972)

Battle for the Planet of the Apes (1973)

Mt Bromo and Cemoro Lawang

Mt Bromo is actually a location to take photos of live volcano in East Java. When I saw the iconic images of Mt Bromo, I thought I must make a trip there some day which I did several times. Mt bromo is actually one of the 5 volcanoes at Bromo Tengger Semeru national park.

At Penanjakan, I can remember waiting from 4.30 am for that sunrise. Mt Bromo reveal itself when the golden lights of the sun brakes the cold moving fogs.  I thought that was one of the most beautiful scenery ever.

To get there

To get there you can book a flight to Surabaya, from there I took public bus to the town of Probolinggo and it’s a few hours drive uphill to Cemoro Lawang. Weather can be quite cold at Cemoro Lawang, so it is advisable to bring warm cloth along

Cemoro Lawang

This area is pretty touristed. It’s one of places where everyone stays before ascending to Penanjakan for the sunrise. It’s a good place to walk around to take photos. There are plenty of onion farms

The view of Cemoro Lawang from Penanjakan. It is pretty cold with that kind of fog around

Namtso Lake

This is one of most beautiful lake I’ver ever visited, putting the famed Kashmir’s Dal lake or the Hangzhou Xihu aside . The trip takes around several hours by bus (260kms away) from Lhasa. At near 5000 meters above sea level, it may not suit those with ill health. You can book a tour with those chinese travel agent at Lhasa  As of 2008 Tibet riot , all tours inside Tibet have to made at China or before entering Tibet from China.

When I was at namtso, it winter was just ending and summer is starting. Part of the lake can been seen frozen. This lake is so damn huge that Tibetans call it sea.

The best thing about Namtso it is still naturally preserved. I guess due to it’s altitue it’s not suitable for major chinese tourist. It’s very very tiring to walk to the lake from the base camp. I think I walk a few steps and breathe heaviy but gradually getting used to it so I’m able to travel further around the lake.

The water is crystal clear! yes crystal and I’ve never seen anything so clear. You can see the depth of the lake till the end of the snow mountains range on the other side of the lake.

The sunset at Namtso was beautiful. Huge,  the reminds us how tiny we are. The night gets terrible cold (under 0 again) and we are sleeping in a tent. But yet the Himalayan sky is awesomely beautiful as always.

I wish I can return to Tibet however, it’s never the same again, forever.

Cure for Cancer ?

In most cases, cancer patients will be seeking for alternative cure when it is already too late for any form of cure from western medicine practitioners.

Although Sabah Snake Grass did not work for some poeple, there are cases people known to have their tumours missing after drinking the blended version of the SSG leaves.

This woman had breast cancer. She found her lump missing after consuming Sabah Snake Grass leaves. She’s now fully recovered

This man’s son in law had a stage 4 kidney cancer which doctor informed his that is too late for any chance of cure. Having lost all hope, they searched around for any hope. His son in law lost all his tumours after 1 month heavy consumption of Sabah Snake grass

Uterus Cancer Patient taking 50 leaves per day. Now she’s fully recovered.

There are many forms of SSG consumption. The leaves is the most important part of plant. It can be directly applied to wounds, blended and drink. There are also dried leaves which are inserted into capsules to be eaten. You can even find people drying up the leaves and making Sabah Snake Grass Tea leaves.

Most Cancer patients consume the grass by blending it with a little bit of water. These leaves are mixed with ingredients such as lime juice and apple. During the blending process, it is recommended to mix a little ice to prevent blending heat from destroying the nutrient of the Sabah Snake Grass

To prevent doxidation, the blended juice must be consumed immediately after the blending process. It is best to to drink the juice early in the morning as the body will absorb nutrient better after a long sleep.

It is also utterly important to avoid poisonous foods from Traditional Chinese Medicine perspective such as sea foods, chicken and ducks. Chinese traditional herbs are to be avoided at all cost during the process of consuming Sabah Snake Grass.

Number of leaves daily

The number of leaves to be consumed for Cancer patient varies according to stages of the disease. It is recommended to have minimum of fifty leaves for Stage one cancer patient and maximum two hundred pieces of leaves for Stage 4 patients. The leaves consumption should be gradually reduced for any sign of recovery

You should stop or reduce the amount of leaves consumed if you noticed any sign of overdosing.

Nikon 70-200 f2.8 VR review

The Nikon 70-200 VR I , is an awesome lens. It feels damn good the moment I tried in on my good old D70s. However this gem may not be perfect. This is still an aging obsolete product compared to the new 70-200 VR II.

This lens really has some awesome bokeh. At 200mm F2.8 , this is a killer wildlife or portrait photo lens.

Vibration reduction or VR is a Nikon’s technology. This help to reduce camera shake and thus produces much sharper photos. I can go as low as 1/60 with VR turn at 70mm on this lens.

There are some known issue of the lens

Believe it or not, every copy of this lens that I’ve tested performed differently. I managed to get hold a copy that is super sharp even at F2.8. Some you may need to stop down to F5.6.

Like it or not, this lens is old. This means that the spare part to fix this lens are much harder to find and it’s way way too expansive. Take note that the AF-S motor drive can cost up to 500USD at the time of writing.

Agra , Taj Mahal and India

gra is definitely the most traveled place in India.  Famed for Taj mahal. Roughly around 5 hours travel from New Delhi , provided there are no delays on the train. I remember traveling this place a few years back and how bad was it.  I was tricked by a tuk-tuk guy as I did not have any travel guidebook and I didn’t do enough homework before traveling this place.

Anyway do expect to be hounded by a lot of touts and conmen when arriving at the train station. The best way is to ignore them and get a tuk-tuk to a hotel that you want. Except near double charges of tuk-tuk if arriving this place at night.  The best place to stay at agra is probably hotel at Taj Ganj as it’s walking distance away from Taj Mahal itself. This food at this place is quite tasteless and monotonous  so I missed malaysian foods very much when I’m at this place.

Despite the negativity,  this place offers one of the best photography location in the world so there are no reasons to avoid this place.

It was quite foggy and dull when we arrived at Agra. We waited for 3 days for the fog to clear and sun to come out before entering Taj Mahal. The entrance ticket cost 500rp and only valid for single entry. No Foods are  allowed inside Taj Mahal. Being cheapskate traveler and photographer ,I only had 1 or 2 biscouts  from sunrise to sunset as we need to stay inside the compound to both take sunrise and sunset photo. Expect many thousands of tourist inside the compound.

Amritsar and the golden temple.

I remember traveling on bus for hours from Dharamsala to Amritsar.  The journey was more than 5 hours if I remembered correctly with stopping at Pathankot.  One of the main attraction in Amritsar would be the Golden Temple of Amritsar.  The Golden temple is actually the holiest place for all Sikhs as mecca for muslims.  It would be the spiritual and cultural capital of all Sikhs in the world

By nature of all Sikhs temple , everyone is welcomed at The Golden Temple. There are no entrance fees, however everyone is required to cover up their hair. Best of all this place offers free hostels and foods , albeit I hesitate to take some due to fear of diarrhea.  This is one of the few places in India where you can find honest and helpful people.

Sikh , lion is sanskrit. These people are always carrying their words ,weapons and many more.  Possibly linked to their warrior status. these people really respect guest and non-sikh inside the Golden Temple of Amritsar

In India do expect to pay when taking portraits of people , while some will just take your money and chase you away.  However Sikhs are different , this old guard let me take this photo and gave me a pat on the head and smiled off .  Inside the holy temple,  you can find peace sitting at the lake,  away from the touts , conmans and liars.
